Alaska Housing AuthorityWhen the Anchorage Housing Authority approached Bittner Plumbing and Heating to upgrade the heat and hot water for their 44 unit apartment building, they wanted a system that would be efficient and reliable.  Paul Bittner of Bittner Plumbing and Heating worked with Mark Herrington at Heating and Ventilation sales to design in a Triangle Tube Prestige Cascade boiler system with Smart Indirect Water heaters to do the job.

Prestige CascadeThe 44 units are heated with baseboard radiation and the hot water for all units is provided by the twin 120 gallon Smart tanks.  ThePrestige Cascade Condensing Boiler unit is built with three 399 MBH boilers.  This provides a highly efficient and effective boiler plant.  By combining the three boilers, a turndown of over 10 to 1 is achieved.  This helps the plant run efficiently with parallel modulation.  With three boilers, the building has the reliability of redundancy in the event of a boiler error or maintenance.  The three boilers are vented with a common vent manifold to minimize the vent piping and provide a single vent pipe.

Smart Indirect Water HeatersThe Smart Indirect Water Heaters are also both highly reliable and efficient.  The inner stainless steel tank is designed to expand and contract as the water temperature changes during use.  This tank expansion eliminates scale build-up which reduces efficiency and leads to tank failures.  The unique tank-in-tank design provides a large surface area for heat transfer which reduces the amount of time required to heat the water.  These two Smart units replaced conventional direct fired water heaters.  The Smart tanks have 2" of foam insulation completely surrounding the tanks, keeping heat loss down to less than 2 degrees F per hour.

Residents of New York State have had their share of bad weather recently.  A small silver lining of these storms is that Governor Cuomo has made $8 million available to assist flood victims.  Among the uses for these funds is the replacement of boilers and indirect hot water heaters damaged by the floods.  The program provides $2500 for Energy Star Boilers and $400 for Indirect Water Heaters.

The recent floods in the Northeast and Midwest have created quite a bit of havoc so far this year.  We can only hope that the worst is past and that those affected will be able to quickly make repairs and move ahead with their lives.

There are four keys to successfully replacing your boiler.  By following these keys, you will ensure a fast trouble-free installation and much lower utility bills.  Prestige Boiler

3)  Size the boiler properly - A lot has changed in your home since the last boiler was installed.  Perhaps you have new windows and/or doors.  Perhaps radiant floor heating was installed.  An addition may have been added, the attic has been insulated.  A proper heat loss analysis must be performed to select the proper boiler for the house.  An boiler that is too large will cause excessive cycling and drive up energy costs.  One that is too small will not keep the house warm on the coldest days.

Is it time to replace your old boiler?

One of the common questions we all face is when to replace major appliances; whether it is our refrigerator, washing machine, or even our car.  The boiler certainly fits into that category.  The boiler works throughout the year providing heat and hot water and goes unnoticed much of the time - until a bill for either fuel or repairs arrives.  So when is the right time to replace your boiler?

The answer depends on many factors.  Here are some to consider.
1)  Fuel:  In many areas of the country, and especially in the North East, heating oil is still used in many boilers.   This made sense when oil was abundant and inexpensive and natural gas was not common and relatively expensive.  Today the exact opposite is true.  Heating Oil is now over $3.50 per gallon in most of the US while natural gas is around $1.25 per therm.  
At these rates, even if the efficiency of the new boiler is no better than the old, you Prestige Boilerwill save 50% in your energy costs by switching to natural gas.  So, if you have access to natural gas, and you currently heat with oil, this is a big motivator to invest in a new boiler.

2)  Age:  How old is the existing boiler?  As boilers get older, the chance of a major repair is more likely.  If your boiler is more than 20 years old, it is time to at least consider a replacement.  Even if the boiler can last another 20 years, the increased efficiency and reliability will make it worth the investment.

1) Installing a new boiler in the summer allows the installer to do the work without turning off the heat in your house.  Both you and the installer will be happy about that !

2) Heating oil has reached record levels and shows no sign of a significant change.  Many people are "planning ahead" by locking in relatively low rates over the summer months.  If you can switch to natural gas you can lock in the low rates permanently. 

3)  Natural gas at $1.25 per therm is less than half the cost of heating oil at $3.70 per gallon.  If you can switch from oil to natural gas you will cut your heating bills in half - before you even consider the higher efficiency of today's boilers.

Water Heater Comparisons are about more than Gallons of Storage

When deciding on household appliances, one of the most important, yet least considered is the water heater.  Hot water is important not only for showers and baths, but also for clothes washers, dish washers, and just warm water at the sink.  We all want hot water on demand and now there are many ways to get it.  The key is to determine the best and most efficient water heater that will fit your needs.

Traditional electric water heaters feature electric elements that heat the water.  These are simple to install and have a low purchase price.  Unfortunately in most of the country, where electric rates are $0.15 or higher per kilowatt-hour, they have one of the highest operating costs.  Electric water heaters also have the lowest recovery rates.  Recovery rates are the amount of time it takes to bring water up to the desired storage temperature.   To compensate for these low recovery rates, electric water heaters need to store more water.  Therefore most homes require at least 40 gallons of stored water to meet their demands.  Minerals in water will gather at the hottest points in a water heater.  Therefore electric water heater elements, which provide the heat to the water, get coated with these minerals over timeElectric Water Heaters.  This causes 3 problems.  First, it reduces the efficiency of the elements since the minerals act like an insulator, preventing the heat from transferring to the water.  Second, since they are preventing heat transfer, the mineral deposits lengthen the recovery time.  Therefore, over time the recovery rate will decrease.  Third, when the elements can't transfer their heat to the water, they become hotter.  This increased heat acts to destroy the elements and eventually they will burn out and need to be replaced.


Traditional gas water heaters use natural gas or propane to heat water.  The water heaters operate much like a pot of water on a stove.  These water heaters have a chimney, or flue that takes the burned gases to the outside.  As the gas travels up the flue it continues to heat the water.  Unfortunately this flue also creates a lot of heat loss since it is uninsulated.  As a result traditional gas water heaters have the highest standby heat losses.  The high temperatures of the burning fuel provides a recovery rate that is twice as high as an electric water heater.   As a result, a traditional gas water heater requires less stored water to meet hot water demands.  The minerals in the gas water heater will collect at the bottom of the heater near the combustion.  Over time this lowers the recovery rate and decreases the efficiency of the unit.  Eventually these deposits can cause leaks and the failure of the water heater.

In the next post we will discuss instantaneous water heaters and indirect water heaters.  There are two types of indirect water heaters.  Coil-in-tank varieties, and the unique stainless steel Tank-in-Tank variety known as the Smart water heater from Triangle Tube.   Indirect water heaters work with boilers in home with radiant heating.

Is your modulating boiler properly sized?

Modern boilers gain 5 to 10% increases in efficiency versus their traditional “on-off” counterparts by being able to adjust their output to meet the demand.  “On-off” boilers are either on at full-fire or they are off.  Modulating boilers can operate at anywhere from 20% of 100% of their full fire capacity.  (For more on boiler modulation please read my previous posts by clicking here.)

By operating at lower fire, the boilers gain efficiency and cycle less.  To maximize this performance, and minimize boiler cycling, which is a drag on efficiency, the boiler must be properly sized.  In the past, it was common for boilers to be sized up to 50% greater than their “coldest day” demand.  This further increased boiler cycling. 

Prestige Condensing BoilerWhen replacing an old boiler or installing a new one, it is worth the time to perform a proper heating load analysis.  This will help avoid paying for a boiler that is bigger than needed, or installing a boiler that cannot meet your heating needs.  If a larger boiler is installed than needed you will overspend not only on the initial cost of the boiler, but also by extra fuel cost due to the less efficient operation due to boiler cycling.  While a modulating boiler will operate longer and cycle less than an “on-off” boiler, it still will cycle when the load is lower than the minimum output of the boiler.  Therefore, an oversized boiler should be avoided.

While it may seem logical to simply size your replacement boiler based on the one that is being replaced, a heating load analysis can better determine the size required.  Even if the original boiler had been properly sized when it was installed, there probably have been significant improvements to the house since then.  It is very common for extra insulation and more energy efficient doors and windows to have been installed.  All of these will impact the heating load.

Natural Gas Boiler Upgrade Saves St. John Church nearly 50%

Radiant Heating Renovation

In-floor radiant heating systems have become very popular over the last decade.  This relatively new trend is not limited to new construction.  In fact, many existing heating systems can be rather easily replaced by a new radiant system.  In-floor heating can be installed in existing homes where there is access to the sub-floor from the floor below, usually the basement. 

There is no limit to the potential installations with some creativity and commitment.  Such is the case in this 18th century farmhouse renovation by F.W. Behler.  The team took on the task of installing in-floor radiant in a stone farmhouse with original wide plank wood floors and hand-hewn beams.

Smart Indirect Water Heaters – The Efficiency Leaders

Energy Efficiency is important to everyone these days. Whether you are striving to save money, or are simply looking to minimize your carbon footprint, green products have a bigger following than ever. Heating the hot water consumes up to 25% of the energy use in your home, so it is important to look at your water heater efficiency to minimize your energy consumption.

Many people are considering combination or instantaneous water heaters to reduce their energy costs. Instantaneous water heaters heat hot water directly, eliminating the storage tank, and therefore eliminating the standby heat loss that occurs while the hot water is not used. This is a good solution, especially if your house has only one or at most two showers. If you have a larger family with more extensive hot water needs, a Smart Indirect Fired Water Heater may be more appropriate.

How to Select a Replacement Water Heater

The Federal Government is now providing tax rebates of up to $1500 to homeowners replacing their existing water heater with a qualified energy efficient model.  While most of us wouldn't consider replacing a water heater until it begins leaking, with the incentives set to expire at the end of 2010, it may make sense to make the replacement now, especially if your existing model is long past its warranty period.  

When selecting a replacement water heater there are more choices than ever.  If your house is heated by a boiler, one of your options is an Indirect fired water heater, where the domestic water is heated by the boiler system.  This post will discuss some of the advantages of these water heaters.  Some of the important features to consider are Energy Efficiency, Hot Water Production, and Longevity.
